Office design & build
One coordinated route from brief to handover.
A design and build appointment connects creative decisions with cost, procurement and site delivery. Define the scope early so your team can compare a complete proposal rather than a collection of disconnected allowances.
For corporate occupiers seeking an integrated design, fit-out and coordination appointment.

Practical questions
Before you begin.
Does turnkey mean everything is included?
Only the written scope determines what is included. Furniture, IT, landlord charges, specialist systems and reinstatement should be listed explicitly.
How are changes controlled?
Record the proposed change, price and programme effect for approval before the affected work proceeds.
Can we use our preferred IT supplier?
Yes. The scope and interface schedule should identify who designs, supplies, installs and tests each system.
Is design and build always the right route?
It depends on your procurement policy and brief maturity. A separately appointed designer and tendered contractor may suit clients who need independent design control.
